Your summer home maintenance checklist
Summer in Christchurch is the perfect time to take care of home maintenance – the days are long and the weather is (we hope) warm and dry. To make it easy to get started, we’ve put together a checklist of tasks – and don’t worry although the list might seem a little long many of the items are quick – and of course if any of these tasks look like they’re in the too-hard basket we’re here to help.
The benefit of doing these checks and fixing anything that needs attention is that your house will look better and be worth more, and by getting in quickly you can stop small cheap problems from becoming big expensive ones! If you’d like a hand, just let us know and we can take care of some or all of it for you.

1. Roof, gutters and spouting.
- Do a check from ground level for corroded, missing or damaged roofing sheets, tiles and flashing. We don’t recommend climbing up there yourself – call us instead.
- Clean out gutters and downpipes so that rain can drain freely.
- Check that the downpipes are keeping water away from the building’s foundations.
- Trim overhanging tree branches that drop leaves or could damage the roof and spouting.
- Check soffits and fascia boards for signs of rot, peeling paint or moisture ingress.
- If you spot more serious signs like persistent leaks, sagging, or multiple damaged sheets or many broken or missing tiles, that’s a clear sign you need to contact us for an inspection and a free quote for a new roof.
- If it’s accessible, check your attic for signs of leaks, moisture, rodents, or problems with your insulation.
2. Exterior surfaces, cladding and fences
- Wash exterior walls, cladding, decking and driveways to remove grime, moss and mildew. There are lots of good DIY products that make cleaning easy.
- Inspect the cladding for flaking paint, cracks in the sealant, or in the joinery around windows and doors.
- Touch up paintwork and renew sealants because big cracks usually start small.
- Check timber decks for rotting, split and loose boards. Nip future damage in the bud by re-staining or re-oiling any worn areas, and fix any protruding screws and nails.
- Check your fences and gates and re-stain or repaint if needed.
