How do you know when it’s time to get a new roof?
Roofs don’t last forever – they’re constantly at the mercy of wind, rain, frost, salt spray and water ingress. The average roof in Christchurch lasts between 20 and 50 years, depending on what it’s made of, where it is, and how well it’s been looked after. In particular, there are thousands of concrete tile roofs from the 1970s and 80s that are rapidly reaching their use-by date, not to mention iron roofs in coastal suburbs that are lucky if they make it to 20 years before they’re eaten up by the Beasterly.

The seven signs that say you need a new roof
The signs that it’s time for a new roof range from the blindingly obvious to the more subtle. Here are some checks you can do from ground level that will clearly indicate it’s time to talk to DCM Roofing.

1. Broken, missing or worn out tiles. Worn concrete tiles are brittle and weak.

2. Discolouration on ceilings, interior walls, or in the attic often means you have a leaky roof or damaged flashing.

3. A sagging roofline – thatindicates structural moisture damage. That’s serious because your whole roof is in danger of collapsing.

4. Flashing that’s cracked or corroded will let water in.

5. You’re frequently patching leaks or replacing worn or broken tiles.

6. Increasing energy bills. A worn out roof lets heat escape, so your heater and heat pump will need to work harder and harder to keep you warm, the worse your roof gets.

7. Your roof has exceeded its lifespan. If your roof is near or beyond its expected service life, it’s a good idea to talk to us. It might not be obvious that it’s quietly letting heat out and water in. We can inspect it and talk to you about the wisest course of action.

Why reroofing makes financial sense
Your roof is your house’s main line of defence against the elements. A watertight roof guards against the effects of moisture ingress, minimises mould and mildew, and protects your ceiling and interior walls from water damage – all of which can be very expensive to correct. In some cases, a lot more than the cost of a new roof. A new roof will also add to the street appeal of your property. If you’re thinking of selling, it’s likely to pay for itself by returning you a higher selling price.

Roof upgrades
DCM Roofing specialises in replacing tired old concrete tile roofs with beautiful, durable COLORSTEEL® roofs that come in a wide range of colours.
Reroofing is also the perfect time to upgrade your ceiling insulation. With the roof off it’s a very quick job to replace old insulation types with modern high-performance insulation.
Our reroofing process
We’ve refined our process to make it go quickly and smoothly. It starts with a phone conversation and assessment of your roof to make sure we understand your expectations. This is followed by a detailed proposal that includes your options and a free no-obligation quote. Then, when we get started, we keep up the communication so you’re in the loop at all times.
Other things to do when reroofing
While we’re reroofing, it’s also the most cost effective time to replace damaged or worn fascias and bargeboards, and renew any corroded or loose spouting or guttering and downpipes. It’s also a really good opportunity to transform any gloomy rooms into bright, light-filled spaces you’ll love to live in with our range of skylights.
