If the state of your roof is a bit grim, but your financial situation is even more so, you might want to look at doing some remedial repair work rather than a full or partial replacement, bearing in mind that this is sometimes a short-term answer to a long term problem.
Some common roofing issues are a cheap and quick fix, and may never bother you again. Loose flashings, damaged shingles, spouting that is no longer doing its job, all of these problems are relatively minor, easily remedied, and definitely won’t break the bank. On a side note, keeping your spouting free of debris is a sure-fire way to reduce the risk of moisture getting into your roof, so what are you waiting for? Sometimes the damage to your roof is extensive enough that it will require a partial replacement. Again, this will be cheaper than a new roof, but it can make the whole thing look a bit piecemeal, as all roofing materials fade over time in our harsh climate and brand new shingles/iron can really stand out from the crowd.
Any really significant colour differences will invariably result in reduced street appeal, so if you’re thinking of selling your house in the next couple of years, shelling out $30k for a full replacement will make more sense than a partial fix. Buyers are also going to look favourably on a residence that is topped by a shiny new roof, as they know they won’t be dealing with moisture damage further down the line.
If your roof is generally in good nick, the odd patch up job here and there will be enough to keep your house suitably watertight, but when the repairs start to become a regular occurrence the costs can really start to mount up.
